Short Term Rentals (STRs)

**COVID-19 EMERGENCY ORDER CLOSING STRS IN MIAMI-DADE COUNTY AND NORTH MIAMI BEACH**

Often facilitated by peer-to-peer websites, short-term rentals are single family or townhome residential properties available for rent for a period of less than 90 days. Short-term rentals are permitted three (3) times in a twelve-month period. Hosts are required to register their property with the City’s Code Compliance Division in order to offer short-term rentals.   

FEES: $100.00 one-time application fee.


General Procedures Before the Special Magistrate & Code Enforcement Board

Motions: Any request or motion must be made in writing and filed with the Clerk of the Special Magistrate or Code Enforcement Board at least 2 working days prior to the hearing, unless made during a hearing. Such request or motion shall state with specificity the relief sought and the reason (basis) in support of thereof. A copy of said request or motion shall be simultaneously delivered to the Office of the City Attorney.

Captions: Every request or motion must have the parties name and case number.

Parties/Violators: All persons/entities filing a request or motion must provide in their request or motion, contact information; i.e. phone number, fax number or email address, and must provide a physical address or post office box number for mailing notices and orders. If you are appearing at the hearing on behalf of the property owner you must advise the Special Magistrate or Code Enforcement Board as to your relationship or capacity to the property owner/violator.

Recordings: The Special Magistrate and Code Enforcement Board hearings are recorded. If a written transcript will be needed, the property owner/violator, at its own expense, may order a court reporter to be present.
